What you can expect & what is required 

As a prospective tenant, there is a process in place to help you secure a suitable property and protect your rights. Here’s an outline of what you can expect and what is required by you. 

Have your references ready 

You’ll need suitable references in order to be able to rent a property. If you don’t want to miss out on your dream property waiting for a former landlord or employer to provide them for you, it’s a good idea to have them ready before you start your property search. 
References are there to reassure your new landlord that you are able to pay the rent and are of good character. Make sure you have the contact details on the reference, as they may need to be checked. 

Arrange your deposit, first month’s rent & register with us 

You will need to pay a deposit (usually a month’s rent) and your first month’s rent in advance. So, make sure you have the funds accessible. Register your details with us and we will try to match your requirements to our range of available properties. It’s worth taking some time to think about your requirements in order to streamline the process and avoid wasting time on unsuitable viewings. 

Choose a property 

We’ll show you a selection of suitable properties. All you have to do is make a choice about which one you like best and make a decision. It’s always better to act quickly as good properties can rent quickly. 

Pay a deposit 

You’ll need to pay your initial security deposit and one month’s rent in advance. Your deposit will be reimbursed to you when your tenancy ends, subject to conditions of the lease agreement. You will also need to provide a copy of your references, photo ID and some other personal details. 

Lease agreement & utilities 

We will draw up a fixed term lease agreement so that all parties are clear about the terms of the lease. This will need to be signed by both you and the landlord. This will detail the rental period, rent amounts and payment dates and other relevant information. We will carry out an inventory of the contents and take readings for the utilities, then transfer them into your name. We can help you to set up direct debits to make easier payments.
