When renting a property, we always recommend that it is in good decorative order to attract the best tenants. If you have just bought the property, or a previous tenancy has come to an end, then it may be worth giving the property a thorough clean and redecoration. Presenting your property in the right way for rentals is key to securing the most suitable tenants. However, we also know that the capital expenditure of decorating is rarely reflected in the rental income. Therefore, it is not worth spending a small fortune on the property as you will not recoup this money over the rental period.
Finding the right balance between a suitable clean and decoration finish and the cost of doing this is where we can help. We will be able to recommend what work needs doing, whether this is a just a quick clean and coat of neutral colour paint, or a more extensive deep clean and total overhaul.
We will inspect the carpets and assess whether these need changing and bringing up to date or whether a clean will do. We will examine paint and woodwork condition, recommending any fixes or touch ups that need doing. We can also provide quotes for all work using our network of trusted sub-contractors. As well as the inside of the building, we will also inspect the exterior for any signs of wear or damage.
Of course, any cleaning that needs to be done by existing tenants as part of a rental agreement will be carried out accordingly, and we will check this has been done to the correct standard. We can also carry out an inventory and property inspection before new tenants move in, so that any damage can be recorded and monitored at the end of the tenancy.
