Property assessment 

Arrange a free property valuation to establish the rental value for your property, with suggestions on how to maximise the return on your investment. We will advise you on how to present the property to a good standard, increasing rental potential and appealing to the best tenants. 

Instruct Express Lettings as your letting agent 

If you are happy with our assessment, then you can instruct us as your letting agent. With more than two decades of experience in the industry, we feel we can help you to maximise your investment. You have to choose which level of service you want from us and we’ll agree a price. 

Market your property 

Once all the above is sorted, we will market your property as soon as possible, across all the relevant and suitable platforms. We can also use our network of prospective tenants to try and find a suitable match. We’ll put our distinctive sign out the front of the property. 

Choose your tenants 

We reference check all tenants and provide a shortlist of potential candidates we think are suitable. However, you will have the final say and we will act on your instructions. 

Arrange a deposit 

The day they move, tenants will pay a security deposit in advance. This is usually one month’s rent. This will be refunded to the tenant at the end of the fixed term tenancy, subject to the terms and conditions of the lease agreement. 

Lease agreement 

We will draw up a fixed term lease agreement so that all parties are clear about the terms of the lease. This will need to be signed by both you and the tenants. This will detail the rental period, rent amounts and payment dates and other relevant information. We will carry out an inventory of the contents and take readings for the utilities and transfer them into the tenant’s name. The tenants will also get the keys. 

Legal matters 

There are certain legal obligations, such as registering with the Residential Tenancies Board (RTB), as well as ensuring gas safety, fire and furnishing regulations are met, including safety of appliances and electrical certifications. We’ll advise and arrange the necessary inspections. In addition we will arrange BER certificates from qualified assessors.
